The webinar will focus on the new requirements (TRID, Flood, etc.), common errors and examiner interpretations we're hearing. We won't focus on things that are automated, less risky and "old" requirements that everyone gets right; however, these things will be explained in the manual you'll receive. APPLICATIONS:
Compare and contrast the different regulatory definitions of an application what's triggered by each.
DENIALS:
Explains the differences between withdrawals, incomplete applications, counteroffers and denials. The timing and record retention requirements are also explained.
SHOPPING DISCLOSURES AND WORKSHEETS:
Complete and deliver "meaningful" preliminary disclosures, which will allow borrowers to "shop" for the best mortgage loan available.
UNDERWRITING:
Recognize fees that cannot be assessed and identify prohibited practices associated with verification requests prior to delivery of preliminary disclosures. Also explains real estate valuation independence, Ability to Repay, high cost mortgages and higher priced mortgages.
PRE-CLOSING:
Identify potential pre-closing compliance requirements and provide resolution prior to loan consummation.
CLOSING:
Provide accurate disclosures at loan consummation and resolve any compliance issues as required and within the prescribed timeframes.
POST CLOSING:
Reporting HMDA data correctly.
LOAN SERVICING:
An explanation of the monitoring requirements of the Flood Insurance Act and Mortgage Servicing rules are provided. Also, proper crediting of payments, periodic statements, Privacy, PMI is explained.
PROHIBITED ACTS OR PRACTICES:
An understanding of RESPA's Section 8 and Regulation Z prohibitions.
SAFE ACT:
Provides MLO coverage, requirements and policy and procedure expectations. Depending on the amount of questions and discussion, some topics will not be able to be taught in depth. However, all of them are explained, in detail, in the resource manual provided.
